When a Las Vegas roof needs replacing
Roof replacement · 702 Roofing
Desert heat is hard on roofs in a way most brochures don't mention. Concrete tile can last 50 years or more, but the underlayment beneath it usually gives out after 20 to 25 years of Las Vegas summers. Once it cracks, water gets past the tile even though the roof looks fine from the street.
Replacement is usually the right call when leaks keep coming back in different spots, when the underlayment is brittle across most of the roof, when decking is soft or stained, or when an asphalt shingle roof is near the end of its rated life. If a repair will do the job, we'll tell you. We don't push reroofs that aren't needed.

Materials we install
Roof replacement · 702 Roofing
We install systems from Owens Corning, Johns Manville, Malarkey and Garland. The right material depends on your home's structure, your HOA, and how long you plan to stay.
- Concrete tile: tile lasts 50+ years, underlayment 20 to 25 years. The most common roof in Las Vegas neighborhoods.
- Clay tile: 50 to 75 years. Heavier and more expensive, with the classic Mediterranean look.
- Architectural asphalt shingle: about 30 years with Owens Corning Duration. The fastest install, often 1 to 2 days.
- Flat and low-slope: TPO lasts 20 to 30 years; spray foam lasts 20 to 25 with periodic recoats.
- Metal: standing seam panels that reflect heat and shed monsoon rain fast.
How long a replacement takes
Roof replacement · 702 Roofing
A 2,500 square foot tile reroof usually takes 3 to 5 working days. An asphalt shingle reroof takes 1 to 2 days. We tarp the deck at the end of every working day, and if a monsoon storm is forecast we tarp ahead of it. Any water damage caused while your roof is open is our cost; we carry CNA insurance for exactly that.
Comparing roofing quotes
Roof replacement · 702 Roofing
If our quote is higher than another one, put them side by side. Most $5,000 to $10,000 gaps disappear when you compare scope line by line: is tear-off included, what underlayment grade, how much decking replacement, is flashing new or reused, how long is the workmanship warranty, which manufacturer warranty tier, and are the permit and dump fees in the price. We're happy to walk through any quote with you.

Roof Replacement questions
How long does a roof replacement take in Las Vegas?
A tile reroof on a 2,500 square foot home usually takes 3 to 5 working days. An asphalt shingle reroof takes 1 to 2 days. Weather and HOA approvals can add time, and we confirm the schedule in writing before work starts.
How long does a tile roof last in Las Vegas?
Concrete tile lasts 50 years or more and clay tile 50 to 75 years, but the underlayment under the tile typically lasts 20 to 25 years in Las Vegas heat. Many tile roofs need new underlayment, called a re-felt or lift and relay, around year 20 even when the tiles are fine.
Do I need a permit to replace my roof in Las Vegas?
Yes. Every reroof in Clark County, the City of Las Vegas, Henderson, North Las Vegas and Boulder City needs a roofing permit. 702 Roofing pulls the permit, schedules the inspection and clears the final, and the cost is included in our written estimate.
What is the best roofing material for Las Vegas?
Concrete tile is the most common choice because it handles heat well and lasts 50+ years. Clay tile lasts longer but weighs more. Architectural shingle is the most affordable and fastest to install. Flat roofs do best with TPO or spray foam. The right choice depends on your structure, HOA rules and budget.
What happens if it rains while my roof is open?
Crews tarp the deck at the end of each working day, and we tarp ahead of any forecast monsoon storm. If water gets in because of our work, the repair is our cost. 702 Roofing carries CNA insurance.
Is 702 Roofing licensed?
Yes. 702 Roofing holds Nevada contractor license #0089388 with a $2.5M single bid limit, and is bonded and insured. You can verify the license on the Nevada State Contractors Board website at nvcontractorsboard.com.
